PETALING JAYA, Jan 31 — The plot ratio scores given by the Petaling Jaya City Council (MBPJ) and the mayor for the upcoming project at the A&W site along Lorong Sultan are illegal, MCA claimed today.

Petaling Jaya Utara MCA Chairman Tan Gim Tuan told Malay Mail the 8.0 and 7.2 plot ratio scores given by both parties are illegal since it is based on rules and regulations which have not been approved by the council.

“The Transit Oriented Development(TOD) rules were proposed last October, where MCA submitted our objection to MBPJ within a month it was announced, and have yet to receive any formal reply.

“What is their basis in giving a score of 7.2 and 8.0 when the current Petaling Jaya Local Plans 1(RTPJ1) only allows for a full score of four points,” he questioned.

Tan said even if the project, said to be a 20-storey office building by KUB Malaysia Sdn Bhd (KUB) was approved based on rules in the existing RTPJ1, it would need to adhere to current conditions.

“There is only one person’s’ interest we need to look after in PJ, which is the residents’ interest.

“You can choose to give into certain developers interest, but it has to be strictly subjected to conditions,” Tan said.

He added that the councillors, who apparently made an attempt to call for a vote to revoke the score awarded by the mayor in Monday’s meeting, should have just raised the issue during the initial One Stop Centre (OSC) committee meeting.

“Why was it when the selected councillors approved the plot ratio score they had not made noise, and are only doing so once residents have started expressing their grouses.

“Stop the show, both scores are illegal. Get down to the point and get things done for the people,” he said.

Tan said he had received at least 500 reports from residents yesterday, expressing their qualms and concerns regarding the planned project.

“The residents feel PJ is overdeveloped and cannot see why such developments are being approved in PJ.

“We feel the people living in the area should be approached and consulted to get to know their sentiments. Whether they want it or not, it is them who will suffer with the developments,” he said.

This comes following an incident on Monday where two councillors were evicted from the full board meeting by the mayor Datuk Mohd Azizi Mohd Zain, after they refuted his plot ratio score for the KUB project.

Subsequently during a press conference yesterday, Rajiv, Damansara Utama assemblyman Yeo Bee Yin, and fellow MBPJ councillors had called for disciplinary action against Mohd Azizi.

They had also questioned his motives behind awarding the project a full plot ratio score.
