PETALING JAYA, Nov 2 — Pebadanan Kemajuan Negeri Selangor (PKNS) has developed Antara Gapi, Serendah from a rural village into a flourishing residential and commercial area.

Its general manager Noraida Mohd Yusof said the corporation had been developing the area since 1998 and have no plans to stop any time soon.

She said a total of 1,700 units of residential and commercial properties had been built, including 409 houses and 73 commercial units that were ready for sale.

“We expect up to 8,000 people to live in the area,” she said at the closing of the Antara Gapi Property Carnival 2016 in Serendah on Sunday.

“We are also planning to build the “Lavender” housing project involving 96 semi-detached  units and another 154 link two-storey houses next year. We have a master plan for Antara Gapi and we will see more than 10,000 homes built in the future.”

The carnival, which started on Fridaya and drew more than a thousand people daily, was aimed to promote  PKNS houses in Rasa, Antara Gapi, Kuang, Rasa, Bernam Jaya and Kota Puteri.

PKNS housing projects in Antara Gapi involve the “Azhara” and “Cassia” semi-detached houses, the Gapi Avenue 2,3,4 commercial lots and 209 affordable homes under the “Rumah Selangorku Idaman PKNS”.

According to Noraida, Antara Gapi’s strategic location was the main drive for the corporation to incorporate several residential and commercial development.

“It’s located between Kuala Lumpur and Tanjung Malim, with the Serendah Electric Train Service five minutes away and a new bypass which will cut travel time to the city centre,” she said.

“The town’s relationship with nature also enables our landscaping department to design beautiful pedestrian tracks and a public community centre, which will benefit the public greatly,’’ she said.

Noraida said they understood the current house buyers purchasing power and had offered incentives to attract them.

“We are offering a rebate of RM10,000 to those interested in the Azhara, Cassia, Puteri Daffina 2 and Citrina 3 properties.

“RM15,000 is offered to those buying the Gapi Avenue 2, 3 and 4 commercial lots in Antara Gapi, Perdana Avenue in Kuang Perdana and I Zone Zurah in Rasa,’’ she said, adding the price ranges from RM180,000 to RM835,000.

She said PKNS was keen to build more affordable homes but they must also provide for every category of the housing market.

“We are aiming to build more affordable homes in the future but it depends on the location. However, we must be rational on how we do business and maintain a sustainable approach,” she said.

Noraida said there is demand for houses above RM300,000 but below RM1,000,000.

“Low-cost housing will complement the development or act as a catalyst to draw the attention into an area. For Antara Gapi, it is the final piece for this phase of the development plan,’’ Noraida said.

The carnival also had a 10km scenic run called the Gapi Hill Run.

“We expected about 600 contestants but over 800 people took part. We even have runners from Kenya, Macau, India, Indonesia, and New Zealand.

“PKNS charted the course of the race along our projects in the area as part of our strategy to showcase our houses. At the same time, we also want to show that Antara Gapi has a lot to offer with its scenic beauty and hope more people will take an interest in the area,’’ she said.

In conjunction with the carnival, PKNS also awarded RM5,000 to three charity homes.

 

The recipients were Asrama Kasih Yayasan Basmi Kemiskinan in Serendah, Sri Sayang Welfare Home in Ulu Yam and Ar Rahmaniah Welfare Foundation in Serendah.
